Instant Pricing vs. an Onsite Estimate: When to Use Each
Homeowners often ask why we offer two numbers: an instant price range online and a written estimate after a visit. They do different jobs, and knowing which one you need saves everyone time.
What Instant Pricing is
Instant Pricing is a data-backed range generated from the basics of your project — service type, size, materials, and your location. It runs on the same cost model our estimators use, so it is not a marketing teaser; it is a genuine budget range.
Use it when you are:
- Deciding whether a project is realistic this year
- Comparing two scopes, such as a deck versus a patio
- Setting expectations with a spouse or a lender before conversations get serious
- Sanity-checking a bid you already received
You get it in minutes, at any hour, without a salesperson in your living room.
What Instant Pricing cannot do
A pricing engine cannot see a rotted ledger board, a bathroom subfloor that has been quietly wet for six years, a panel with no available circuits, or a driveway too narrow for a dumpster. Those conditions change scope, and scope changes price.
That is why the range is a range, and why we are direct about it: an onsite visit is still required to provide a full scope.
What the onsite assessment adds
During a free assessment we:
- Measure the actual space instead of estimating from photos
- Inspect the substrate — framing, subfloor, siding, drainage
- Check mechanical capacity for electrical, plumbing, and ventilation
- Confirm access, staging, and protection requirements
- Review material samples in your light, next to your finishes
- Identify permitting requirements for your jurisdiction
You leave that meeting with an itemized estimate: a fixed price against a written scope, not a per-square-foot guess.
